General Rules and Policies
- Speed Limit/Driving Rules – The speed limit is 9 mph. To ensure the safety of our guests, children and pets, the speed limit is strictly enforced. The first occurrence will be a verbal warning, the second will be a $25 fine and the third time you will no longer be welcome in the park. Please only use the entrance and exit at the front security gate as intended. Please do not exit through the entrance gate or vice versa. If you are found to be doing this, you will be warned and if it continues, possibly fined.
- Trash Pickup– Our Valet trash and propane service is free of charge. However, we insist that trash only be placed out between the hours of 7AM and 9AM. To prevent trash from being scattered by animals, trash is not to be placed outside overnight. There is a $25 fine that is issued per occurrence.
- Pool hours– are from 10 am- 8:30 pm. The first occurrence will be a verbal warning, the second will be a $25 fine and the third time you will no longer be welcome in the park. Children under the age of 14 must be accompanied by an adult from the same party. There is no lifeguard on duty. Swim at your own risk. No glass containers. All food and trash must be properly disposed of in the provided trash cans.
- Pets– We are a pet friendly park. We do not have a breed restriction, but we do not allow any aggressive dogs. All pets MUST be on a leash when outside of your RV at all times. Pets can also not be left outside tethered unattended. Dog waste is to be picked up immediately. There is a $25 fine issued if not. Dog runs are allowed with manager approval; however, all grass inside the dog run falls under the responsibility of the guest and must be kept at acceptable park standards. If not, you will be asked to remove your dog run at management’s discretion.
- The Club House– The club house is available 24 hours with the provided code to access. However, no gatherings are permitted between quiet hours.
- Restrooms-Must be left in clean condition. Guests who are found to continuously leave a mess in the restroom will be fined $25.00 per occurrence. Parking at restrooms is not for overflow parking, but for laundry, pool and restroom use only.
- Mail– We can accept mail from USPS. However, if you change your mailing address to this location, when you leave, you will have to manually change your address with each service that you receive from. Packages are also welcome and will be delivered to the mail room which is located in the club house. We suggest that you pick up your package in a timely manner as the park is not responsible for assuring packages are delivered to the mailroom outside of office hours.
- Parking– Do not park on the patio, grass, road or empty sites (unless approved by management, fees may apply)
- Utility trailers are not allowed on your site unless you are a daily guest or have been approved by the manager. Otherwise, guests must keep their trailer offsite or in the gated area designated storage area for $25.00 a month.
- Lawn Service– The lawn is cut regularly by the park. Please pick up anything that is in the grass so that it is easily accessible. for the crew and that all dog waste is cleaned up immediately. Please note that if excessive dog waste or trash and clutter is observed and is a hindrance to the lawn being maintained, a $25 fine will be issued per occurrence. (Regarding dog runs: please refer to pet policy above)
- Quiet time– 10 pm until 7 am. Please be courteous to your neighbors and observe the quiet times listed.
- Fire pits– are permitted but must be on the concrete and must be put out & covered when done.
- All wires, hoses or electrical cords must always be off the grass. Sewer hose must be on a support cradle. All your support equipment must be on the concrete. We are not responsible for damage to your items.
- Site standards– Sites must be kept clutter free. RV’s must stay well maintained during your stay. Window units are permitted with restrictions. They must be properly installed and neat in appearance. Appliances such as Refrigerators or inside furniture (couches, recliners etc.) are not permitted on your site. Canopies and shade structures must be approved by management.
- RV Washing– We encourage our guests to wash their RVs. We have several mobile detailers info in the office. They are required to bring their own water or pay the $25 water charge to the office. To help conserve water and prevent increases in rent due to increased utility charges, there is a water fee that is applied to your invoice for washing your own RV and Vehicle. ($25 RV, $10 Personal vehicle)
- Utility Vehicles– Dirt bikes, 4 wheelers or other utility vehicles are not allowed in the park unless they are street legal, and your site can accommodate them. (They do count as a vehicle) Refer to speed limit rule above.
- Storage sheds– are permitted in the “back-in sites” only, and you must have prior approval by management before installed at your site.
- Forest Retreat shall not be held liable for personal injuries or property damage caused by or permitted by any guests or the guest visitors. This does not waive “Owner/Management duty to care” to prevent personal injury or property damage where the duty is imposed by the law. Management reserves the right to have any guest or visitor removed from the park for any reason.
- Laundry-Guests are required to complete laundry in a timely manner. Please set a timer so your belongings can be retrieved when finished. Those who are found to be excessively leaving their belongings in the laundry room will be fined $10.00 per occurrence.
- Mid-Stay Moves-Mid-stay moves are allowed, however, if you do plan on moving, you must confirm availability and moving date in advance with the office. If you move prior to confirming your date with the office, you will incur a $10 fine per day the office is unaware.
Non-compliance with these rules may result in your being asked to leave the park.
No refunds will be given.
